Older Homes, Sudden Water: San Bernardino Restoration Help

San Bernardino doesn't get much rain, but when water does get into a house here, it tends to arrive all at once. Our team provides water damage restoration San Bernardino homeowners can count on: a burst line under the slab, a water heater that let go in the garage, or mud and runoff after a storm on the foothills. We extract the water, dry the structure and rebuild.

Phone (909) 555-0118 when you find it.

Rain After the Fires

Fires have burned the foothills above the city before, and burned slopes shed water fast. A National Weather Service review of the 2003–2004 season explains that after fires, flash-flood guidance in burn areas falls to roughly a third to a half of normal values. On Christmas Day 2003, less than two months after the fires, about 3 inches of rain fell by noon, followed by rates over 5 inches in 6 hours along a convergence zone. The result was a wall of water and mud in the Waterman Canyon burn area near San Bernardino.

The same review notes the threat continues through mid-winter Pacific storms, spring and fall cut-off lows, and the following summer's monsoon season.

A City of Older Houses

The Census Bureau's 2024 estimate puts the median build year of San Bernardino homes at 1970. Nearly 63 percent were built before 1980, and more than a third before 1960. In a house that age, any original supply lines and drains may be near the end of their service life.

Your Side of the Meter

The San Bernardino Municipal Water Department says it maintains the lateral pipe from the main up to the water meter. The underground service line from the meter to your house is yours, and so is the sewer lateral. If water is surfacing in your yard between the meter and the house, call a plumber. If it reached the house, call us.

When the Leak Is Out of Sight

Not every job starts with a puddle. A supply line can drip inside a wall for weeks, and a hot-water line under a slab can leak until the floor feels warm or the flooring starts to lift. Watch for a water bill that jumps without explanation, a meter that keeps turning with every fixture off, or a musty smell from a cabinet. Find the cause first, then call us so the drying matches where the water actually went, not just where it showed up.

From Wet to Rebuilt

  1. Stop or isolate the water source.
  2. Extract standing water from floors and carpet.
  3. Measure moisture in walls, slab and cabinets with meters and thermal imaging.
  4. Remove what won't dry: pad, saturated drywall, swollen baseboards.
  5. Dry with dehumidifiers and air movers, checking every day.
  6. Rebuild and refinish.

You'll get photos and moisture logs for your insurer at every step.

Then it's treated as contaminated, and porous materials it touched usually come out.
